We are a real estate brokerage "holding" company created to serve licensees like you. We serve as principal broker for licensed but "inactive" real estate salespersons and associate brokers. All members of our program have a real estate license, but are electing at this time to work on a referral basis only, rather than pursue real estate on a full or part-time basis. We first want to provide a viable alternative for those licensed real estate agents not wanting to pursue real estate full-time; a way to keep a real estate license active; and the opportunity to legally earn commissions. Secondly, we want to provide high quality service to buying and selling clients referred by our members. We are not, however, a conventional real estate brokerage firm--no one within our organization directly represents a buyer or seller. All buyers and sellers are placed with full-time real estate sales associates, qualified to handle the leads and committed to meet the specific needs and desires of the customer. We encourage our members to select the firm and agent to handle their referrals. If our member does not have a choice, then we will use our vast resources to place the lead with a firm that has a proven track record and that can best meet the needs of the customer. Independence and the ability to work with the best full service real estate firms has helped us provide a true superior level of service to buyers and sellers, and to best meet the needs of our licensed members. There are several reasons why our members are not allowed to directly represent buyers or sellers. In our opinion, to professionally handle the many details associated with a real estate transaction requires a full-time commitment. Real estate is not a part-time profession. Further, since we are not a member of the National Association of Realtors® (nor of any local boards), we do not provide the services needed to successfully service customers and clients directly. We do, however, have the personnel, skills, tools, computer tracking system, and experience to successfully service customers and clients on a referral basis. You say, I know a great place to put your license, you can still refer deals and get paid on them. Step 2-We’ll constantly encourage and remind them to refer deals. Step 3-They refer a deal to Rain Maker Realty. Step 4-We send the referral to you. Step 5-Payday – for you, the referring agent and Rain Maker Realty. However, in both scenarios we recognize that sometimes things don’t work that simply. Sometimes your inactive agent may not want to refer a deal to you or your company or they may refer business outside your service area. Every effort will be made to refer the business to you. Our standard referral fee is between 25% and 30% of the commission received and is determined on a deal-by-deal basis depending on the price of the property listed.       AGENTS: You brought them into the business and taught them all you knew; now they’re leaving the business and what are you left with?
