Prepare Your Property to be Rented
Your Agent will meet with you to evaluate your property and make recommendations to prepare your property to obtain the optimal monthly rental amount.
Your Agent will coordinate the completion of any maintenance or repair items you have approved using our extensive network of qualified vendors to ensure all work is completed.
Determine the Optimal Monthly Rental Amount
Design a Targeted Marketing Program
Your Agent will meet with you to design a targeted marketing program to rent your property as quickly as possible.
Your Agent will execute your targeted marking program utilizing the Internet, Multiple Listing Service, circulars, and property signs.
Your Agent will promptly pursue all leads and inquiries and schedule showings of your property during the week, evenings, and weekends.
Thorough Screening of Applicants
Your Property Manager will thoroughly review each prospective tenant's rental and credit history, including prior evictions.
Your Property Manager will verify your new tenant's current employment and stated income.
Your Property Manager will contact your new tenant's previous landlord(s) to verify payment history and care of property.
Your Property Manager will, if borderline, review the results of the screening process with you and make our recommendation.
Coordinate Move-In of New Tenant
Your Property Manager will collect the first month's rent and security deposit in the form of a cashier's check or money order prior to your tenant's move-in.
Your Agent will prepare all rental and lease agreements utilizing Association of Realtors approved forms.
Your Agent will meet with your new tenant and ensure all agreements have been properly executed prior to his or her move-in.
Your Agent will document your property's condition utilizing digital photography prior to your new tenant's move-in.
Your Agent will have your tenant complete and sign a “Statement of Condition” report verifying the condition of the property at the time of his or her move-in.
Your Agent will instruct your tenant regarding rental payment terms and required property maintenance.
Prompt Rental Receipt Collections and Disbursements
Your Property Manager will promptly collect your rental income from your tenant at the beginning of each month.
Our Accounting Department will disburse the rental proceeds on a monthly basis.
Your Property Manager will serve notices to “Pay Rent or Quit” if rent has not been paid by the fifth day of each month.
Your Property Manager will coordinate the start of unlawful detainer action to evict your tenant in the event the rent is not paid.
Payment of Your Monthly Expenses
Our Accounting Department will pay reoccurring monthly expenses on your behalf such as:
- Home Owner's Association Dues
- Utilities
- Gardening and Pool Services
Detailed Monthly Accounting Reports
Our Accounting Department will provide you with access to statements showing income and expenses related to your property.
Our Accounting Department will provide you a year-end accounting summary of your account and 1099s.
Complete Property Maintenance Services
We provide our clients with 24-hour emergency repair notification procedures.
We minimize the cost of repairs and maintenance using our extensive network of contractors, vendors, and handymen.
We coordinate property reconditioning, including painting, new carpet, and carpet cleaning.
We arrange for any necessary services such as utilities, gardening, and pool service.
Menu of Property Management Services
For owners that need help, but not full property management services, we offer our services in an “on-demand” type format. You will only pay for the services you want. If there are services you need performed that don’t fit in the items below call me and let me know what you looking to have done. Please call with questions about or to set up these services.
Whenever a Tenant moves in or moves out of any rented/leased premises, the Landlord should conduct a inspection of the premises. This will allow the parties to determine if any part of the premises were damaged before the start of occupancy or during the duration of the lease. The inspection will come with a checklist of areas and their condition, numberous pictures and a picture of every deficiency.
Inspection, Renewal/ Walk-thru
This inspection is done to ensure the property is being taken care of and to check for preventative maintenance that should be done. Due to privacy, no pictures are taken. The inspection is yes/no questions with explanations of any deficiencies.
Rent Collection/Accounting Only
This includes an online account for the tenants so they can view their charges and payment history. They can also make payments online from their checking or savings account. With the owner’s online account they can run numerous reports 24/7 and view bills online.
Eviction
Evictions from a standard dispossessary to a lock-out eviction to a contested eviction, we can handle the proceedings on your behalf.
Tenant Screening
The screening solution will allow the prospective tenant to apply online. We will run a credit check, criminal history check and call all previous landlords. This will help you determine the amount of security deposit to charge.
Repair Management
The tenant will be given a phone number and email address to report maintenance and emergency problems. We will assess the problem and suggest corrective action or contact maintenance vendors. The invoices will be sent directly to you.
Visit/Utility Turn On/ Breaker Trip
This can be used for anytime you just need someone to go to the property and open the house, possibly perform a small task and then leave.
Appraisal/Showing/Police Report
This can be used for those times when you need someone to go to the property and wait on a vendor to complete an action. Includes 1 hour of wait time, $25 after the first hour for each hour billed in advance.
Tenant Procurement
We will handle all advertising and showing of the property. This includes Tenant Screening and the Move-In Inspection. We will collect security deposit and first months rent. We will write the lease and any addendums, such as Lead-Based Paint or Pet Exhibit.
